Any and all advertisements promoted on behalf of IHAC or Ryan Widerberg (a licensed real estate broker with eXp Realty, LLC) are educational in nature and for educational purposes only. Promotional advertisements are merely educational with the intent of educating and increasing public awareness of alternative real estate programs.

Consumer agrees that their contact information — including name, email address, and phone number — may be shared with partner agents who conduct business in the same state the consumer proposes doing business. These partner agents do not explicitly have an agency relationship with consumer unless established by a written Buyer Representation Agreement or Listing Agreement. Phone numbers may be shared with partner agents for referral purposes as described in the SMS and Privacy sections of this document. Indemnification

To the fullest extent permissible by law, you agree to defend, indemnify, and hold The Widerberg Group and its directors, officers, employees, affiliates, representatives, and agents harmless from any claim, demand, loss, damage, liability, or expense arising directly or indirectly from your use of the Services or any Site in this network.

Limitation of Liability

Arbitration

Any dispute arising between you and The Widerberg Group that cannot be amicably resolved shall be finally settled in accordance with the Commercial Arbitration rules of the American Arbitration Association by one or more arbitrators mutually selected by the parties. Arbitration shall be held in the City of Chicago, State of Illinois. Judgment upon an arbitration may be entered in any court of competent jurisdiction and shall be binding, final, and non-appealable.

YOU HEREBY WAIVE YOUR RIGHT TO A TRIAL BY JURY WITH RESPECT TO ANY CLAIM, ACTION, OR PROCEEDING DIRECTLY OR INDIRECTLY ARISING OUT OF OR RELATING TO THESE TERMS OF SERVICE.

Choice of Law

These Terms and your use of the Services shall be governed by and construed in accordance with the laws of the State of Illinois, without regard to conflict of law provisions.

Force Majeure

Neither party will be responsible for failure to perform any obligation under these Terms due to causes beyond reasonable control, including strikes, lockouts, riots, epidemics, war, government regulation, fire, flood, natural disasters, Acts of God, or inadequacies of equipment.

Severability

If any provision of the Terms is found unenforceable, that provision will be modified to the extent necessary to make it enforceable while preserving its intent. The remaining provisions will remain in full force and effect.

Electronic Signatures

Pursuant to the Federal Electronic Signatures in Global and National Commerce Act (ESIGN) and the Uniform Electronic Transactions Act (UETA), your use of electronic signatures to sign documents legally binds you in the same manner as if you had manually signed such documents.

Changes to the Terms

Your use of any Site in this network is governed by the then-current version of the Terms. The Widerberg Group may modify the Terms at any time without notice by posting updated Terms to any Site in the network. These Terms were last updated on April 2, 2026.

A2P SMS Program Overview

The Widerberg Group, operated by Illinois Home Auctions Corporation (IHAC), uses an A2P (Application-to-Person) SMS messaging system through GoHighLevel CRM to communicate with buyers, sellers, agents, and other real estate service inquirers who have provided their consent to receive text messages. This SMS policy applies to all websites in the network listed above, including all lead capture forms, opt-in pages, and contact forms on each domain.

SMS Consent & Opt-In

By submitting the contact form on any website in this network, you expressly consent to receive SMS/text messages from The Widerberg Group at the mobile phone number you provide. Consent is obtained through our web-based opt-in form, which requires you to affirmatively check a consent box or submit your information with clear notice that you will receive text communications.
